New renderings have been released for 300 North Columbus Boulevard via a Civic Design Review submission, giving an updated look at the high-rise that will stand just to the north of the Benjamin Franklin Bridge. The structure will rise 28 stories and 316 feet tall, and will be located on the north side of the Old City neighborhood, near the boundary of Center City and Northern Liberties to the north, where several projects underway and many proposals have been revealed. Exterior work is wrapping up on Sven, aka Queens Plaza Park, a 762-foot-tall skyscraper at 29-37 41st Avenue in Long Island City. Designed by Handel Architects for The Durst Organization, the 67-story project currently holds the title as the second-tallest structure in Queens and will yield a total of 978,000 square feet. Durst refinances office-tower debt with $1.1B deal
The Durst Organization is marketing $1.1 billion in commercial mortgage-backed securities to refinance office buildings at 1133 Sixth Ave. and 114 W. 47th St. in Midtown Investors were being shopped top-rated securities Monday with yields that could range 98 to 99 basis points over a swap-spread benchmark for 10-year paper. That compares to an 80-basis point range for similar pre-Covid single-asset deals for office buildings in February 2020.
