Two Fast Casual Restaurants Sign Leases with The Durst Organization on Third Avenue

New York, NY (March 20, 2025) – The Durst Organization today announced that two quick-service restaurants will open new locations adjacent to the successfully repositioned 825 Third Avenue. NAYA, a Middle Eastern restaurant, will open a 1,530-square-foot space at 827 Third Avenue. Madras Dosa, a Southern Indian concept, will occupy 1,465 square feet at 829 Third Avenue. The restaurants will be steps away from Rosemary’s, the beloved Italian restaurant known for its airy, urban farmhouse ambiance and neighborly hospitality, which has an indoor-outdoor restaurant at the base of 825 Third Avenue.

“Third Avenue is seeing strong leasing activity due to the Avenue’s close proximity to Grand Central, new retailers, and significant reinvestment, including our recent $150 million renovation of 825 Third Avenue. NAYA and Madras Dosa will be welcome additions for our tenants and neighbors,” said Jody Durst, President of The Durst Organization.

Founded in Boston in 2021, Madras Dosa offers a signature home-cooked menu including customizable dosas, rice pilaf, chaat, and canteen sandwiches. NAYA specializes in Middle Eastern flavors with fresh-made bowls, salads, and wraps, and is known for its house-made hummus, fresh-baked pita bread, and signature shawarma.

The restaurants will be directly next door to 825 Third Avenue, the 530,000-square-foot office tower that recently underwent a $150 million capital improvement program focused on performance, tenant comfort, modern aesthetics, and sustainability including the creation of an indoor-outdoor Well& by Durst amenity floor. In addition to Rosemary’s restaurant, Bespoke Physical Therapy is opening a new location on the ground floor. Office tenants include Edward Jones, Allied Irish Banks, Dimension Energy, Stark Office Suites, Beveridge & Diamond, Gotham Asset Management, Liminal Strategy Partners, Toyota Tsusho America Inc., National Bank of Egypt, Genius Sports, and Hodes Weill & Associates.

The Durst Organization was represented in house by Tom Bow and Sayo Kamara. Madras Dosa and NAYA were represented by Neil Seth, Kathryn Cruz, Jennifer Konefsky, and Kenji Ota of Cushman & Wakefield.
