Genius Sports Selects The Durst Organization's Newly Renovated 825 Third Avenue As Its New North America Home

New York, NY – September 12, 2023 –The Durst Organization today announced that [Genius Sports] (https://www.geniussports.com/), one of the world’s largest sports tech companies, is taking the entire 26th floor of [825 Third Avenue] (https://www.825thirdavenue.com/), totaling 11,870 square feet. Genius Sports’ space will be fully outfitted through DurstReady, which provides exceptionally designed, furnished, wired, and move-in ready offices from 2,000 to 45,000 square feet.

Genius Sports is in good company at 825, joining tenants that have pre-leased more than 100,000 square feet of space in just the past two months,” said Jody Durst, President of The Durst Organization.
The popular DurstReady offering has accounted for more than 466,700 square feet of leasing activity, including renewals and expansions, since its launch in 2019 as tenants look for premium, move-in ready offices.

The Durst Organization completely emptied the 530,000-square-foot 825 Third Avenue so it could sustainably modernize the tower and add in best-in-class amenities. 825 Third has seen a surge of pre-leasing activity with tenants including Toyota Tsusho America, Beveridge & Diamond, National Bank of Egypt, Hodes Weill, Gotham Asset Management, and Liminal. The $150 million capital improvement program focused on performance, tenant comfort, modern aesthetics, and operational efficiency, including:


  • Public Open Space: Durst is beautifying 4,000 square feet of public open space along Third Avenue and East 50th Street with new plantings, public seating, bike racks, and lighting designed by Mathews Nielsen Landscape Architects.

  • Lobby: Elegantly modern entrance and lobby featuring white onyx and concrete combined with white oak and perforated metal.

  • Dynamic View Glass Windows: 825 Third is among the first office buildings in Manhattan to offer windows that use artificial intelligence to automatically adjust and tint throughout the day to reduce glare, mitigate direct sun, and control heat gain. The result is light-filled interiors where blinds are never needed.

  • Exclusive Tenant Amenity Space: Well& by Durst at 825 Third sets a new standard, with a uniquely curated indoor-outdoor experience. The tenant amenity space seamlessly blends indoors and out for informal gatherings, work meetings, and socializing.

  • Replacement and Modernization of Systems. The new HVAC, electrical, plumbing, life safety, and building management systems enhance the building’s appearance and operating efficiency.

  • Green Building Materials and Methods: 825 Third Avenue is engineered for sustainability through the use of green building materials, modern construction methods, and highly efficient operational standards. LEED Gold certification is expected upon completion.

Earlier this summer, The Durst Organization announced that [Rosemary’s] (https://www.rosemarysnyc.com/), the beloved Italian restaurant known for its airy, urban farmhouse ambiance and neighborly hospitality, will open a 3,000-square-foot ground floor restaurant at 825 Third Avenue with both indoor and outdoor seating, a bar, and private dining options.

825 is one of five Durst properties seeing strong leasing activity along Third Avenue. This month, The Durst Organization announced that Empire State Development (ESD) chose 655 Third Avenue for its 117,000-square-foot New York City headquarters, taking five full floors in the building. 205 East 42nd Street, just up the block from 655 Third Avenue, is becoming a new hub for non-profits in Midtown with 65,000 square feet leased so far this year.
